The VFT licence

Vivienda con Fines Turísticos — required for any rental under 2 months. Registration at Junta de Andalucía's tourism registry. Number must appear on every listing (Airbnb, Booking, VRBO).

The 2024–2025 community-vote change

Following national legislation, communities of owners can now approve or block tourist use by a 3/5 majority vote. New VFTs in older buildings require this vote. Existing licences continue but cannot be transferred to new owners without re-vote.

Towns blocking new licences

Málaga centro suspended new VFTs in 28 districts since 2024 (extension into 2026). Marbella restricted issuance in dense apartment buildings. Estepona old town partial suspension. Mijas Costa, La Cala, San Pedro currently still issuing.

What this means for investors

Buy a property with an existing transferable VFT, or a villa (single-family, exempt from community vote). Pure investment apartments are getting harder. Long-term rental yields rising as supply shifts.
