The post-Brexit reality, restated clearly
Owning property in Spain does not give you the right to live there. UK citizens are non-EU. The 90-days-in-any-rolling-180 Schengen rule applies whether you own a €15M villa in Sierra Blanca or rent an Airbnb in Estepona. To stay long-term, you need a visa. The Golden Visa property route closed in April 2025. The four routes below are the ones that still work in 2026, in roughly the order UK families actually use them.
1. Non-Lucrative Visa (NLV)
For passive-income holders. You need to demonstrate roughly €2,400/month for the main applicant, plus around €600/month per dependant, from non-Spanish sources (pensions, rental income, dividends, investment income).
- Initial validity: 1 year, then renewable for 2-year periods
- Path to permanent residency: after 5 years of continuous legal residency
- Path to Spanish citizenship: after 10 years (with language and integration tests)
- Critical condition: No work in Spain. Officially, this includes remote work for a UK employer, although enforcement is inconsistent
- Tax trigger: Spending 183+ days per calendar year makes you Spanish tax resident, with worldwide income taxable in Spain
The NLV is the workhorse visa for UK retirees and pre-retirees on the Costa del Sol.
2. Digital Nomad Visa (DNV)
For remote workers earning at least ~€2,650/month from non-Spanish clients, or from a single foreign employer where less than 20% of the company's revenue comes from Spain.
- Special tax regime: 24% flat rate on Spanish-sourced income up to €600k, for up to 5 years (a meaningful saving versus the standard progressive scale that goes to 47%+)
- Initial visa: 1 year, renewable up to 5 years total
- Family included: spouse and dependent children can be added under the same application
- Practical use: currently the most flexible and tax-efficient route for working UK professionals under 60
The DNV has quietly become the route of choice for younger UK families relocating to Marbella in 2026.
3. Student Visa
Full-time enrolment in a recognised programme — including university degrees, postgraduate courses, professional qualifications and accredited Spanish-language schools.
- Renewable while studying continues
- Convertible to a work permit after 3 years
- Family options: spouse and dependants can usually accompany after the first renewal
Genuinely useful for gap-year families, postgraduate moves, and as a "trial year" route for households unsure about long-term commitment.

Once you hold any of the above for 12 months, you can sponsor close family — spouse, dependent children, dependent parents.
A common 2-step pattern: one partner qualifies for the DNV or NLV, relocates with children, and the other partner joins after 12 months under family reunification. This is often easier than both partners qualifying independently.
What ended in 2025 — recap
The Golden Visa (€500k property route) was scrapped in April 2025. Existing holders keep status and renewal rights; no new applications are accepted.
Practical sequence to apply
- Apply at your nearest Spanish consulate in the UK — London, Edinburgh, Manchester or Cardiff
- Allow 8–16 weeks for the initial decision
- Within 30 days of arrival in Spain, register at the local police station and obtain the TIE residency card
- Engage a Spanish gestor for ongoing tax and residency administration
- Plan your tax residency status with a cross-border adviser BEFORE the move, not after
The Beckham Law for new arrivals
Anyone newly Spanish tax-resident who has not been resident in the previous 5 years can apply for the special impatriate regime ("Beckham Law"): 24% flat tax on Spanish-source income up to €600k for 6 years, with foreign assets and income largely outside Spanish tax. Combined with the DNV regime, this is one of the most favourable expatriate tax structures in Western Europe.
