Málaga has had the most dramatic image rehabilitation of any Spanish city this century. A decade of cultural investment — the Picasso Museum, the Centre Pompidou outpost, the Carmen Thyssen and a Russian State Museum branch — turned a port-city afterthought into Europe's fastest-rising urban destination. Today the centre combines pedestrianised historic streets, a serious gastronomy scene led by chefs like Dani García and José Carlos García, the new SOHO arts quarter, and direct AVE high-speed trains to Madrid in 2 hours 30. Apartment prices in the historic centre remain less than half of equivalent stock in Marbella, while short-term rental yields of 5–7% gross are achievable — the strongest investment fundamentals on the coast. The classic residential addresses are El Limonar and Pedregalejo east of the centre; younger buyers and digital nomads gravitate to Soho and Lagunillas.
