Cabopino is a small, distinctive pocket at the eastern edge of Marbella municipality, where the protected Artola-Cabopino dunes (the only major dune system on the Costa del Sol) meet a small marina and Cabopino Golf. The supply is mostly apartments and townhouses in low-rise developments — Costalita, Marbella Mar, Artola, Cala Azul — with a smaller villa segment in the elevated streets behind.

The market is genuinely small but stable. A 2-bed apartment with sea or dune view is €350–550K; a 3-bed townhouse €600–900K; villas €1.2–2.5M.

Why Cabopino is its own market

The dunes. The Cabopino-Artola natural area is the only protected coastal dune system on the Costa del Sol, which has constrained density and protected the character of the beach. The result is a small, low-rise, family-oriented community with a distinctive Mediterranean feel and a beach that genuinely cannot be ruined by future development.

The marina and golf

Cabopino Marina is small (170 berths) and intentionally low-key — restaurants and beach clubs cluster around it but it is not Puerto Banús. Cabopino Golf is a popular 9-hole course with the dunes and the sea behind, well-loved by residents but not a championship venue.

Buyer profile

Skews family residential, with a strong Northern European share and meaningful year-round occupancy. Rental yields are modest by Marbella standards (community rules constrain short-term lets in several blocks) but resale liquidity is consistent.
