€1.2–2M is the practical sub-luxury villa band on the Costa del Sol. It does not access Marbella's prime postcodes (Golden Mile, Sierra Blanca, Cascada, La Zagaleta, prime Nueva Andalucía), but it does access genuine villa stock with private pool, decent plot and credible location in roughly a dozen recognised coastal pockets.

Where the €1.2–2M villas live

Mijas (La Cala Hills, Sitio de Calahonda, Calanova). Benahavís (El Paraíso, La Quinta lower section). Estepona (Atalaya, Bel-Air, Cancelada). Marbella East (El Rosario, Las Chapas inland, El Soto de Marbella). La Mairena. Casares (outside Cortesín). Mid-Estepona between the New Golden Mile and the town. None of these are the most prestigious postcodes — all of them give you a real villa with real space.

What you should expect at this price

3–5 bedrooms, 250–450m² built, 600–1,500m² plot, private pool, decent build quality, and either a partial sea view or a strong inland-mountain view. New-build is rare in this band inside Marbella municipality; in Mijas, Estepona inland and Casares you can find newer stock. Resale with cosmetic refurbishment is often the best value.

What to avoid

Villas with rustic-land legal complications (especially older Mijas and Estepona inland properties — verify the catastral and Nota Simple). Plots with shared access roads or shared pool agreements. Villas marketed as 'sea view' that only see the sea through trees in winter — always view from the actual terrace before believing the photograph.
