You can do this before or after moving

Most major Spanish banks open non-resident accounts. Doing it before you move makes the mortgage and purchase process smoother.

Best banks for foreigners in 2026

  • Sabadell — English service, fast non-resident account opening, the most foreigner-friendly mortgage desk.
  • CaixaBank "HolaBank" — dedicated international clients division. Strong on the Costa del Sol.
  • BBVA — best app, decent English service.
  • Santander — fine but slower.
  • Wise / Revolut — for everyday spending, but you still need a Spanish IBAN for utilities, taxes, mortgage.

Documents needed (non-resident)

  • Passport
  • NIE certificate (or "Certificado de No Residente" if you don't have the NIE yet)
  • Proof of address in your home country
  • Proof of profession and income source

Fees

Most non-resident accounts charge €15–€30 per quarter unless you have €30,000+ deposited or a mortgage with the same bank.

The trick

Open the account at the branch closest to your future property. The branch manager will be the person who later authorises the mortgage. Personal relationship still matters in Spanish banking.
