It is roughly six distinct micro-markets — Golden Mile, Sierra Blanca, Cascada de Camoján, Nueva Andalucía's golf valley, Los Monteros / Río Real, and the gated estates above town (La Zagaleta, El Madroñal, La Quinta). Prices, architecture and buyer profile change dramatically from one to the next, and an agent who is dominant in one pocket may have almost no inventory in another.

For 2026, the entry point for a turnkey contemporary villa on a respectable Marbella address sits at roughly €3.5–4.5M. Anything sub-€2M will typically be a renovation play, a smaller plot, or further inland in Mijas or Benahavís. Above €10M you move into trophy territory — frontline-beach Golden Mile, the larger plots in Sierra Blanca and the most established estates of La Zagaleta.

The six villa pockets that matter

The Golden Mile is generational beachfront prestige — low-rise, mature, and almost never on the open market. Sierra Blanca sits directly above it on the slopes of La Concha, dominated by modern white-cube villas with full sea views. Cascada de Camoján is its quieter, gated cousin, popular with privacy-first ultra-high-net-worth buyers. Nueva Andalucía's golf valley is where buyers who want lawns, golf access and a more relaxed feel land. Los Monteros and Río Real on Marbella East are the calmer alternative — beach, pine forest, and 30% less per square metre. The gated estates above town (La Zagaleta, El Madroñal, La Quinta) are a different ecosystem entirely: members only, gatehouse-controlled, and bought as much for discretion as for the houses themselves.

€2–3.5M today buys you a renovated or recently built 4-bedroom villa in Nueva Andalucía, El Rosario or the upper end of Elviria. €4–7M is the sweet spot for a turnkey contemporary villa in Sierra Blanca, La Quinta or the better streets of Nueva Andalucía. €8–15M starts to access Cascada de Camoján, the second-line Golden Mile, and the more accessible plots in La Zagaleta. Above €15M you are in frontline-beach Golden Mile territory or the largest, view-led plots in La Zagaleta and El Madroñal.
