San Pedro de Alcántara is the Spanish-resident heart of Marbella municipality — a real town with a real population, schools, a working high street and a renovated 1.7km Boulevard that connects the centre to the beach. It sits between Puerto Banús and Estepona, with Nueva Andalucía to its north and the New Golden Mile to its west. As a property market it is the most affordable Marbella postcode and one of the best year-round rental markets on the coast.

Why San Pedro works for primary residents
It is the only Marbella postcode that functions as a real Spanish town year-round — pharmacies open after summer, family-run restaurants serve at lunch, kids walk to school, and there is a working market on Thursdays. For permanent residents, particularly families on a Marbella budget, it is by far the most rational choice on the coast.
The recent transformation
The 2014 Bulevar San Pedro project buried the A-7 coastal road under a 1.7km tunnel and converted the surface into a landscaped boulevard with restaurants, playgrounds and a wide pedestrian and cycle promenade connecting the centre to the beach. It transformed the town and pulled the property market with it.

Older 1980s and 1990s blocks dominate the central apartment supply — many offer real value with cosmetic refurbishment. New-build is more limited inside the town itself; most new-build delivery is on the New Golden Mile to the west. Long-term rental demand from local workers, teachers and Spanish residents gives owners a strong fallback to short-term holiday lets.
