The €10M+ Costa del Sol villa market is genuinely small — perhaps 100–150 transactions per year across the entire coast, half of them off-market. It is concentrated in five addresses: La Zagaleta, the Marbella Golden Mile (frontline and second line), Sierra Blanca and Cascada de Camoján, El Madroñal, and the trophy plots in Sotogrande's La Reserva and the Kings & Queens streets.

La Zagaleta: the largest plots and the most discreet member list. Marbella Golden Mile frontline beach: extreme scarcity and generational pricing. Sierra Blanca and Cascada de Camoján: the contemporary new-build top end. El Madroñal: traditional and architect-built. Sotogrande's La Reserva and Kings & Queens: the calmer, more sporting trophy alternative. Finca Cortesín (Casares): the resort-anchored top end.
How transactions actually happen
Above €10M a significant share of activity is off-market — sometimes 40–60% in a given year. Wealth tax planning before signing — Andalucía's 100% regional bonification is generous, but the national solidarity tax on patrimony above €3M applies and must be modelled.
