The Algarve (Portugal) and the Costa del Sol (Spain) are the two dominant Southern European destinations for British buyers. Both have direct UK flights, large British communities, established legal frameworks and reliable sunshine. The differences below decide which one is right for you.

Climate

Both deliver 300+ days of sunshine. The Costa del Sol is hotter in summer (32–35°C in Marbella vs 28–30°C in Faro) and slightly milder in winter (15–18°C vs 14–17°C). The Atlantic Algarve coast is windier and has cooler sea temperatures year-round.

Flight reality

Málaga has direct flights from 22 UK airports, year-round. Faro has direct flights from 14 UK airports, with reduced winter schedules from regional airports. Flight time is similar (~2h 45m from London).

Pricing — the gap is closing

Five years ago the Algarve was 20–30% cheaper for equivalent stock. By 2026 that gap has narrowed to roughly 10–15% — and at the prime end (€2M+ villas), the Algarve is now broadly at parity with Estepona, slightly below Marbella.

Tax — Portugal has tightened

The Portuguese Non-Habitual Resident (NHR) tax regime, the single biggest reason British retirees moved to the Algarve in the 2010s, was effectively closed to new applicants in 2024. Portugal still offers some tax advantages, but the gap to Spain has narrowed significantly. Spain's Beckham Law remains in place for new tax residents who qualify.

Lifestyle

  • Algarve — quieter, more traditionally British, more golf-focused, smaller restaurant scene
  • Costa del Sol — more international, faster pace, deeper restaurant scene, stronger luxury infrastructure

Schools

The Algarve has fewer international schools — Nobel International, Vale Verde, Aljezur Lusitano — and is essentially a one- or two-school choice in each town. The Costa del Sol has 12+ international schools within 30 minutes of Marbella.

Resale liquidity

Marbella has roughly 3× the transaction volume of the entire Algarve. If you may sell within 5–7 years, the Costa del Sol is the more liquid market.
