The estate behind the gate

La Zagaleta is 900 hectares of former hunting estate above Benahavís, developed in the early 1990s on land that once belonged to Saudi arms dealer Adnan Khashoggi. Today it is widely regarded as the most exclusive gated residential community in Europe — the benchmark every other Costa del Sol scheme is measured against. Around 230 villas sit inside the perimeter, on plots starting at 3,000 m² and routinely reaching 10,000 m². The estate has two private 18-hole golf courses, a members' clubhouse, an equestrian centre and its own heliport.

What it costs in 2026

Entry today is roughly €10M for a renovation project on a smaller plot. A turnkey contemporary villa with full sea views sits between €15M and €25M. The very best estates — the so-called "El Capricho" plots with double-aspect views — have traded above €40M in 2025. Resales are infrequent: most owners hold for a decade or more, and new construction is heavily restricted by the estate's design code.

The membership reality

Buying a property does not automatically grant golf or club access. Membership is by invitation, paid annually, and capped. Most new owners are accepted within their first year, but it is a process, not a right. Annual community fees run €15,000–€35,000 depending on plot size and location, before golf and club costs.

Who actually buys here

The current resident profile skews tech founders, Premier League owners, Middle Eastern royalty and a discreet layer of European industrial families. Russian-speaking buyers, who dominated 2018–2021, have largely been replaced by US and Northern European money post-2022.
