The three British favourites
Marbella, Estepona and Sotogrande dominate UK buyer searches in 2026. They sit within a 40-minute drive of each other along the same coastline, yet the lifestyles, price points and buyer profiles feel like three different countries. Picking the right one is the single biggest decision you'll make on the Costa del Sol — bigger than the property itself. Get the postcode right and almost any house works. Get it wrong and even a perfect villa becomes a quiet regret.
Marbella — the cosmopolitan all-rounder
Marbella is the engine room of the coast: best schools, best hospitals (including HC Marbella and Quirónsalud), the densest restaurant scene, the only walkable Old Town with real Spanish life, and the most liquid resale market.
- Average apartment price (centre): €5,500–€7,500/m²
- Golden Mile / Sierra Blanca villas: €5M–€25M
- Pros: year-round amenities, deep international community, easy resale
- Cons: summer traffic on the A-7, premium pricing, busy in August

Start matchingEstepona — value with Spanish character
Estepona has transformed in the last decade. A new hospital, a 22-km coastal promenade, the famous floral old town and hundreds of street murals have given it a quality of life that genuinely rivals Marbella — at 30–40% less per square metre.
- Average apartment price: €3,200–€4,800/m²
- New Golden Mile villas: €1.5M–€8M
- Pros: charming centro, walkable, strong UK + Belgian/Dutch demand
- Cons: smaller school choice, 25–35 min drive to Marbella's best amenities
Sotogrande — discreet, sporty, ultra-private
Sotogrande sits 50 km west of Marbella and feels like a different ecosystem altogether. Polo, marina, three championship golf courses, and one of Europe's top international schools (Sotogrande International).
- Villas: typically €1.8M–€12M; estate villas to €25M+
- Pros: privacy, world-class sport, top IB school, low density
- Cons: quiet out of season, you'll need (at least) two cars
So which one for you?
- Year-round family life with school choice → Marbella
- Best price-to-quality ratio for €600k–€1.5M → Estepona
- Privacy, polo, prestige and IB schooling → Sotogrande
If you cannot decide, spend a long weekend in each in shoulder season (April or October). The August version of every town tells you nothing about what living there is actually like.
