The Andalucía bonification

Since September 2022, Andalucía applies a 100% bonification on regional wealth tax. In practice: €0 wealth tax for residents of Marbella, Estepona, Mijas, Sotogrande, regardless of net worth.

The Solidarity Tax workaround

Madrid introduced a national "Impuesto de Solidaridad" in 2023 to catch high-net-worth residents of low-wealth-tax regions. It applies above €3M of declared assets, at 1.7%–3.5%. Andalucía residents pay this instead of regional wealth tax.

What this actually means for buyers

A €5M Marbella villa owner with €10M total assets: pays roughly €70k Solidarity Tax annually. The same individual in Catalonia would pay €165k+ in regional wealth tax. Net Andalucía saving: ~€95k/year.

Combined with no inheritance tax

Andalucía also applies a 99% bonification on inheritance and gift tax between close family. This is the single biggest reason wealthy European families have shifted from the Côte d'Azur to the Golden Mile and La Zagaleta since 2022.
