Buying property in Spain as a foreigner is well-trodden and predictable when handled properly. The legal framework is mature, the notarial system protects buyers, and the typical timeline from offer to keys is 8–12 weeks for a cash buyer. The mistakes that hurt are concentrated in three areas: skipping legal due diligence, underestimating tax and completion costs, and failing to plan currency transfers in advance.

Before you offer

Get your NIE (foreigner identification number) — required for any property transaction. Open a Spanish bank account. Engage an independent Spanish property lawyer (€2,500–6,000 for a standard transaction; senior counsel for trophy deals from €15K). Get a mortgage agreement in principle if financing.

The transaction sequence

1) Offer accepted, reservation contract signed with a small holding deposit (€6–10K typical). 2) Lawyer performs full due diligence — Nota Simple, catastral, planning, charges, community status. 3) Deposit contract (arras) signed with 10% of price. 4) Mortgage finalised if applicable. 5) Final completion (escritura) at the notary, balance paid, keys handed over. 6) Post-completion registration at Land Registry, IBI and utility transfer.

Costs on top of the price

Transfer tax (ITP, 7% in Andalucía for resale) or VAT + stamp duty (10% + 1.2% for new-build). Notary and registry fees (~1–1.5%). Lawyer fees (0.5–1.5% typical). Total all-in: budget 10–13% on resale, 12–14% on new-build. Currency transfer should be locked via a regulated FX provider rather than left to a high-street bank.
