Cascada de Camoján villas
€7M – €35M
Cascada de Camoján is a small, second-tier gated community sitting at the highest residential elevation in Sierra Blanca. The setting is dramatic — at the foot of La Concha, with uninterrupted views over the Golden Mile to the Mediterranean and across to Africa on clear days. Plots are large (1,500–4,000m² is typical), density is genuinely low, and the resident base is one of the most discreet in Marbella.
For 2026, contemporary villas in Cascada de Camoján trade €7–15M for the central streets and €20–35M for the trophy plots at the top of the cascade.
Known for
Why Cascada is different from Sierra Blanca proper
The location is materially higher (better views, more privacy), the plots are larger, and the community sits behind a second gatehouse above the main Sierra Blanca gate. The architecture is more varied — original 2000s Mediterranean villas sit alongside contemporary new-build, and several of the largest properties are one-off architect commissions rather than developer stock. Buyer profile skews UHNW and older.
What to expect on the inventory
Cascada de Camoján is intentionally illiquid — many plots and villas transact off-market and never appear on portals. The published listings tend to be the lower price band; the trophy transactions usually involve direct relationships between vendor counsel and a small group of UHNW-focused brokers.
Practical buying notes
Access roads inside the community are narrow and steep — verify garage configuration for larger vehicles. Some of the older 2005–2012 villas have had basement extensions, pool houses or gym additions that require careful legal review. Annual running costs (security, community, IBI, gardening) on a 4,000m² plot with a 1,200m² villa are realistically €60–100K per year.
Frequently asked questions
- How is Cascada different from La Zagaleta?
- Cascada is a single gated community of a few dozen plots, with much closer access to the Golden Mile and Marbella town. La Zagaleta is a 9km² estate with its own golf and equestrian infrastructure. Different ecosystems.
- Is there a separate community fee?
- Yes — Cascada has its own community contribution on top of Sierra Blanca-level services, covering the upper gatehouse and additional landscape maintenance.
- How often does inventory come up?
- Sparsely — a handful of transactions per year. Patience and broker access matter more than search effort.
