What plots actually cost
Plot value is the whole story with Costa del Sol houses. A 1,000 m² plot in inland Mijas is €180,000–260,000. The same plot in Nueva Andalucía is €700,000–1.1M. In Sierra Blanca it is €1.8–3M, and on the frontline Golden Mile it can exceed €6M before a brick is laid. Build cost for a quality contemporary villa runs €2,200–3,200/m² in 2026, so a self-build only makes sense where the plot is the cheaper half of the equation.
Townhouse versus villa: the real trade-off
A townhouse in a well-run community gives you a garden, a pool and a security gate for community fees of €150–320 a month, with the exterior maintained for you. A detached villa gives you privacy and no community rules, but you carry pool maintenance (€100–150/month), gardening (€150–400/month), higher IBI, and a security solution of your own. For buyers who are on the coast under six months a year, the townhouse usually wins on total cost and hassle.
Checks that matter more on houses than on flats
Confirm the property is fully declared at the land registry and that any pool, garage conversion, guest annexe or terrace enclosure appears on the escritura. Undeclared extensions are extremely common on older Costa del Sol villas and they surface at resale, not at purchase. Check the habitation licence (licencia de primera ocupación), the urban classification of the plot, and — inland especially — whether the property sits on rustic land, which restricts what you can build and how you can rent.
