Sea view, golf view, or neither
An open panoramic sea view carries a 20–35% premium over an identical villa without one — the largest single value variable on this coast. Frontline golf adds 10–18% and brings guaranteed green space that cannot be built on, which for many buyers matters more than the golf itself. A villa with neither is not a bad buy; it simply has to compete on plot, privacy, build quality and proximity, and it should be priced accordingly.
Renovation maths in 2026
A full renovation of a 1980s villa currently costs €1,300–2,000/m² for a good standard and €2,200–3,000/m² for a high specification, plus 12–15% for architect, project management and licences. Licences in Marbella municipality take four to nine months for a major works permit. Buy a renovation project only if the plot is genuinely superior and the total of purchase plus works lands at least 12–15% below comparable turnkey stock — otherwise you are buying the risk without the discount.
The running cost most buyers underestimate
A 400 m² villa with a pool and 1,000 m² of garden costs roughly €12,000–20,000 a year to run before any repairs: IBI €1,800–4,500, basura and utilities €2,500–4,000, pool €1,200–1,800, gardening €2,400–5,000, insurance €900–2,000, alarm monitoring €400–700. Add non-resident income tax if you are not tax-resident, and a house-management service if the property sits empty for months.
