A two-bedroom apartment in Fuengirola and a two-bedroom apartment on Marbella's Golden Mile are separated by twenty-five minutes of motorway and roughly €700,000.

Price per square metre by town in 2026

Marbella's Golden Mile and Puerto Banús sit at roughly €6,500–11,000/m² for quality stock. Central Marbella and Nueva Andalucía land at €4,200–6,000/m². Benahavís and the New Golden Mile in Estepona run €3,500–5,000/m². Estepona town and Mijas Costa sit at €2,800–3,800/m². Fuengirola, Benalmádena and Torremolinos are €2,400–3,400/m². Manilva, Casares and Alcaidesa are the value end at €1,900–2,700/m². Sotogrande is a market of its own — apartments from €3,200/m², but the large villa plots trade on land value rather than build area.

What each budget realistically buys

Under €250,000 you are looking at a two-bedroom apartment in Fuengirola, Benalmádena, Torremolinos, Manilva or inland Mijas — often with a communal pool and a short walk to the beach. €250,000–450,000 opens Estepona town, Calahonda, Riviera del Sol, La Cala and the more affordable Nueva Andalucía blocks. €450,000–900,000 buys a quality apartment or townhouse in Marbella, Estepona's New Golden Mile, or a detached villa inland in Mijas or Alhaurín. €900,000–2M is villa territory in Elviria, Nueva Andalucía, El Paraíso and Benahavís. Above €2M you access Sierra Blanca, Los Monteros, Guadalmina Baja, La Quinta and the entry level of the gated estates.

New build versus resale on this coast

Roughly 40% of transactions on the western Costa del Sol in 2026 are new build or off-plan. New build carries 10% IVA plus 1.2% AJD stamp duty; resale carries 7% ITP transfer tax in Andalucía. New build gives you warranties, current insulation standards and staged payments, but you are buying into a completion date. Resale gives you a mature community, established rental history and the ability to negotiate — the average discount to asking on resale across the coast runs 4–8%, higher on properties that have been listed more than six months.

The full cost of buying, not just the price

Budget 10–12% on top of the purchase price for resale and 12–14% for new build. That covers transfer tax or IVA, notary fees (€600–1,200), land registry (€400–900), your lawyer at 1% plus IVA, and a valuation if you are taking a mortgage. Non-resident buyers should also plan for a NIE number (two to four weeks), a Spanish bank account and — if you are moving money from sterling, dollars or krone — a currency plan, because a 3% swing on a €600,000 purchase is €18,000.
