It is genuinely value-priced — the cheapest coastal entry point on the western coast — and is built around the small fishing port and marina of La Duquesa. The market is almost entirely apartments and townhouses in resort developments along the AP-7 corridor.

Why buyers consider Manilva
Pure price. Manilva offers genuine coastal access — beach, marina, Mediterranean views — at price points that simply do not exist between Sotogrande and Málaga. It works for budget-conscious retirees, first-time second-home buyers, and yield-focused investors who want a sub-€250K entry to the Costa del Sol.
What you give up
Brand, density of restaurants, school choice, and depth of resale liquidity. The Manilva coast is mostly resort apartment stock from the 1990s and 2000s — much of it well-built but seasonally driven. Long-term rental demand exists but is thinner than Fuengirola or Estepona.
Practical notes
La Duquesa marina is a genuine working port and an asset to the area. The Manilva sub-zones (Sabinillas, Princesa Kristina, Castillo de la Duquesa) each have different character — Sabinillas is the most authentic, Princesa Kristina the most tourist-led. Verify community fees and short-term rental rules carefully on any resort apartment.
