Sotogrande is a private 20km² master-planned community built from 1962 onward at the western edge of the Costa del Sol, just before the Gibraltar border. It is materially calmer, older and more discreet than Marbella. There is no nightlife strip, no high-rise, and almost no commercial bustle. What there is: Valderrama Golf Club, the Santa María Polo Club, La Reserva Club, Sotogrande International School, a deepwater marina, and the famous Kings & Queens streets where the original 1970s villas were built for the families that founded the estate.

For 2026, expect €1–2M for a renovated villa in the central Sotogrande Alto area, €4–8M for a contemporary build in La Reserva or on the Kings & Queens, and €15–25M for a Valderrama frontline trophy property.

The Sotogrande zones

Sotogrande Costa (lower, near the marina and beach) is the most traditional and walkable. Sotogrande Alto (above the motorway) holds the Kings & Queens streets and most of the golf — Valderrama, San Roque, Almenara. La Reserva is the newer, premium master-planned section with its own golf, beach club (The Beach at La Reserva), racket club and members' lake. La Marina and Ribera del Marlin are the apartment market, focused around the inner basin of the port.

Why Sotogrande appeals to a specific buyer

Sotogrande's resident population is genuinely international and genuinely sporting — polo, golf, sailing, and increasingly padel and tennis. There is a deep British connection (through Sotogrande International School and the polo) and a strong Spanish UHNW second-home presence. It is not a place for buyers who want restaurant choice, nightlife, or convenience shopping. It is a place for buyers who already have all of that elsewhere and want a quiet, well-run, low-density family compound.

Pricing and resale dynamics

Sotogrande's pricing is more rational than Marbella's because there is more inventory and fewer speculative buyers. The Kings & Queens have appreciated meaningfully (€5–10M is now standard for a renovated original), and La Reserva contemporary new-build is steady at €6,500–9,000/m². Resale is slower than Marbella — plan 6–12 months on a quality property — but the buyer pool is committed and price discovery is fair.
