Marbella has the deeper restaurant scene, more beach club density, the Puente Romano and Marbella Club resort anchors, and the more prestigious nightlife. Estepona has the more authentic Spanish old town, the renovated Senda Litoral promenade, better year-round local life, and faster pedestrian-zone modernisation.
On schools and infrastructure
Marbella wins on school density (Aloha, Swans, EIC, DSM, Laude all within easy reach). Healthcare is comparable. Estepona has Atalaya International School and Laude San Pedro nearby. For a family with two school-age kids, Marbella has the deeper choice.
On rental yields and investment
Estepona wins on yield (4.5–6% gross is realistic on a well-located 2-bed). Marbella offers stronger brand-backed capital appreciation in the long term but tighter yield. Tourist licence regime in Estepona is currently friendlier.
