Marbella has now recorded eleven consecutive years of price growth, and unlike the 2003–2007 cycle it has been driven by cash buyers and genuine supply scarcity rather than by credit. Roughly 70% of prime transactions complete without a Spanish mortgage.
What follows is the market as it actually behaves in 2026 — by district, by segment, and by where the negotiating leverage sits.

Marbella East remains the district where the same money buys the most, and it is where the sharpest growth has been over the last three years.
The off-market layer
Above roughly €8M, a meaningful share of Marbella transactions never reaches a portal — some years 30–50%. Sellers at that level do not want their address, their interiors or their circumstances published. The practical consequence is that a buyer working portals alone sees a partial market above €8M, and an incomplete picture of the best stock between €3M and €8M.
Who is buying in 2026
British buyers remain the largest single foreign group, followed by Scandinavians, Dutch and Belgians, Germans, and a fast-growing Middle Eastern and North American cohort at the top end. Post-2022, an increasing share are full-time relocations rather than second-home buyers, which has strengthened demand for school catchments, year-round infrastructure and four-bedroom family homes over pure holiday stock.
Where the negotiating leverage actually is
Almost nowhere on prime, well-priced new stock — good Golden Mile and Sierra Blanca listings still sell close to asking. Leverage exists on properties listed more than six months, on north-facing or view-less units, on unrenovated 1990s villas, and on off-plan units where a developer needs pre-sales to release finance. Average achieved discount to asking across Marbella runs 4–8%, but the distribution is wide and it clusters entirely in those four categories.
