Guadalmina Baja villas
€2M – €15M
Guadalmina Baja is the lower (beachside) section of the Guadalmina urbanisation, adjacent to San Pedro de Alcántara and at the eastern end of the New Golden Mile. It is one of the oldest villa estates on the coast — laid out in the 1960s — and retains an intentionally low-density, mature, family-residential character. Real Club de Golf Guadalmina (two courses) is at the heart.
For 2026, villas in Guadalmina Baja trade €2–6M for renovation-required and traditional stock, and €7–15M for renovated contemporary villas on the larger plots, particularly frontline beach.
Known for
Why Guadalmina Baja has aged well
Large plots (1,500–4,000m² is typical), genuinely mature gardens, two golf courses inside the urbanisation, and an established Spanish and Northern European resident base that has held property generationally. The contemporary renovation wave has unlocked enormous value in the original 1970s and 1980s villas — many of which sit on better plots than anything currently delivering in new-build.
Resale dynamics
Inventory above €5M is tightly held. The most prominent agencies working Guadalmina include Drumelia, Engel & Völkers, Diana Morales Properties / Knight Frank and Christie's / DM Properties. Renovation projects are popular — and difficult, because planning permission for extensions and pool reconfiguration can be slow.
