The sub-€1M Marbella penthouse band has shrunk meaningfully since 2020. New-build in Marbella municipality is largely beyond this price. The remaining supply is resale — well-located older penthouses in San Pedro, parts of Nueva Andalucía, the Marbella town apartment ring, and Marbella East family-residential blocks.

Where the sub-€1M penthouses still are

San Pedro central and the renovated Boulevard area. Nueva Andalucía's older complexes (Aloha Pueblo, Las Brisas Pueblo). The central Marbella town apartment ring. Bahía de Marbella, El Rosario and Elviria's mid-range complexes. The Golden Mile second line in very specific older buildings (rare, but exists).

What spec to expect

Typically 100–140m² built, 60–150m² terrace, communal pool, parking, and partial sea view. Built 1995–2010. Cosmetic refurbishment usually required. Private rooftop pools are rare in this band — most are communal-pool buildings with rooftop solarium use.
